What is the First Homes Scheme?
The First Homes Scheme is a Government-backed shared equity scheme that helps eligible first-time buyers and other qualifying homebuyers purchase a newly built home.
If you have mortgage approval and your deposit but need additional support to bridge the gap between your available funds and the purchase price of your new home, the First Homes Scheme could help.
Under the scheme, the Government takes an equity share in your home, reducing the amount you need to borrow through your mortgage. You can choose to buy back this equity share in the future, subject to the scheme's terms and conditions.
How Much Support Can I Receive?
The scheme can provide:
- Up to 30% of the purchase price of your new home.
- Up to 20% if you are also using the Help to Buy Scheme.
- A minimum equity contribution of 2.5% of the purchase price or €10,000, whichever is greater.

Buying a Whitebox Home with the First Homes Scheme
The First Homes Scheme can be used to purchase all new-build houses and apartments in Whitebox developments, provided the property falls within the First Homes Scheme property price ceiling for the relevant local authority area.
